Purchasing

  • We review the Section 32 Vendors Statement and Contract of Sale
  • We explain any Special Conditions in the Contract of Sale and will advise how these may affect you and the purchase of property
  • If required, we can do further title searches on the property prior to the cooling off period
  • We perform title searches, rates, water, land tax and a final title search prior to settlement
  • We liaise with the Real Estate Agent and your Bank
  • If you are a first home owner, pensioner or purchasing as your principal place of residence, we will arrange for appropriate paperwork to be completed to enable you to receive stamp duty rebates
  • We prepare all required documents for settlement including Transfer of Land
  • We prepare a Statement of Adjustments to adjust all rates and charges on the property at the settlement date
  • We arrange and attend settlement on your behalf
  • Following settlement, we will notify the council and water authorities of your purchase of property
